So, where do you start when you are asked to give your professional opinion on what is needed to make a house ready for sale or to be occupied by a tenant? What a house or apartment needs in order to make it ready for occupancy will vary from home to home. This course will help you to begin to understand some of the things that you should look for when walking a property. It’s impossible for us to touch on everything in these videos, but here are some things to keep in mind: the home should be clean, safe, have everything in good working order and up to code per municipality requirements.

Here are some basic things that you may want to look for in every home:

  • Smoke detectors and Co2 detectors in their proper places (correct rooms and distance from wall or ceiling) and operational (need batteries or replaced)
  • Stove should have an anti-tip kit
  • Blinds need to be clean and in working order
  • Door handles and locks should be functional
  • Storm doors operating properly having closer and maybe wind chain
  • No torn window screens or missing storm windows
  • Windows should be able to go up and down and lockable
  • No burned bulbs and any ceiling fans should be operational
  • HVAC should have clean filter
  • Faucets and toilets operating properly
  • No holes in walls and ceilings and if unit will need to be painted
  • Closet and cabinet doors operating properly
  • No broken windows
  • Garage door operating properly

 

These are examples of some of the things that you should look for when walking a home. When looking at these videos see if you can find anything that was not pointed out that should have been.
